Development Covenants

By purchasing a plot within Highmoor, the buyer agrees to several conditions which must be adhered to.

Section 1 - Transactions

1.1 - Pre-Purchase Agreement

Before LightWarriorK consents to the purchase of any Highmoorian property, the buyer must provide written acceptance of these Covenants by posting "I agree," to the Highmoor Thread on the VeteranCraft Forums(external link). LightWarriorK will respond and finalize the agreement for the chosen property.

1.2 - Guarantee of Product

Once the agreement is made between LightWarriorK and the buyer for a property, that property may not be granted to any other player prior to termination of the agreement. LightWarriorK will attempt to adhere to any "gentlemans' agreement" for properties before formal agreements are made.

1.3 - Delivery of Payment

The stated price for the plot, being advertised in advance, is non-negotiable. All payment must be made to LightWarriorK in person (read, when he's online and can witness the transaction) and in full before the property subzone will be issued.

1.4 - Termination of Agreement

LightWarriorK reserves the right to full control of the Highmoor Residence, including the properties therein. All sales are final and not subject to refund, unless LightWarriorK deems the transaction to be in error from the beginning. LightWarriorK reserves the right to terminate any agreement and evict a tenant, should the conditions be met. These may include, but are not limited to, violation of Agreements (Section 2), repeated violation of Building Codes (Section 3), activity which is unbecoming a resident of VeteranCraft, and activly undermining the Highmoorian authority and interests. In cases where the termination of agreement is due to an incident of griefing, LightWarriorK will report the buyer to the VeteranCraft staff for appropriate punishment, up to and including banning from the server.

Section 2 - Agreements

2.1 - Prompt Construction

The buyer agrees to begin prompt construction on the property purchased, with all visible work being completed in a timely manner.

2.2 - Flag Usage

LightWarriorK shall issue the buyer a Trusted flag for the subzone purchased. In rare cases, these subzones may include parts of existing structures (e.g., rounded tower walls inside Highmoor Castle, furnishings in the Drunken Creeper Tavern) The main Highmoor Residence also has certain flags enabled, such as Flow and Piston. The buyer agrees to do nothing to exploit these flags, nor use their permissions to modify the existing structures in any way without first consulting LightWarriorK.

2.3 - Ownership of Materials

LightWarriorK agrees to abide by standard VeteranCraft law and respect the materials, both structures and items, contained within any purchased property. They remain sole ownership of the tenant. LightWarriorK is not responsible for the fate of said items if a tenant is banned or leaves the server for a period of 30 days or more. Reclaimed structures and items shall be returned to the server unless granted to LightWarriorK by VeteranCraft staff.

2.4 - Loyalty and Invasions

The buyer agrees that residence within Highmoor shall bind the buyer to Highmoor, and not Highmoor to any other jurisdiction. The buyer agrees to limit the impact of any Embassies (see Section 3) and will remove regalia from other jurisdictions upon request by LightWarriorK. LightWarriorK reserves the right to evict any resident(s) should their function be seen as an invasion to Highmoor sovergnty.

2.5 - Clearing and Alterations

The buyer agrees to make any alterations to their property if requsted by LightWarriorK. LightWarriorK will discuss the need for such changes with the buyer beforehand. Failure to comply with needed changes may result in LightWarriorK taking action himself, or in extreme or repeated cases may result in eviction. The buyer agrees to clear their property if they decide to leave or are evicted, otherwise the property is forfitted to the server or LightWarriorK.

2.6 - Contiguity

The buyer agrees to incorporate their building into the side of, floor of, or ceiling of adjactent structures where applicable and required. This may include, but is not limited to row houses and stacked housing.

Section 3 - Building Codes

3.1 - General Guidelines

The buyer shall at all times attempt to maintain the Highmoorian building styles, which consists of Medieval European architecture. Variants are welcome, of course, but gaudy, garrish, or stark contrasts in building style are not permitted. Use good judgement. No "cube houses."

3.2 - Landscaping

The buyer shall attempt to provide landscaping wherever possible, and tastefully.

3.2 - Residences

When building houses, the buyer shall provide, at the minimum, a bed. Additional internal furnishing is greatly encouraged.

3.3 - Shops

Shops may be constructed, with permission by LightWarriorK, for sale of goods. There is no additional cost for shop plots, however the buyer is responsible for the cost of establishing the shop.

3.4 - Embassies

Properties wishing to be embassies to other jurisdictions may be constructed with permission by LightWarriorK. These plots may use the architecture of their home, adapted to be appropriate for Highmoor, and may display their flag and colors. In addition, before being approved, a portal ship or airship connection to the jurisdiction desiring an embassy must be established and active. LightWarriorK is not responsible for the costs of setting up the portals or the ships.

3.5 - Access

Properties within Highmoor are not to have their Move flags set to false. In limited cases, LightWarriorK may approve restricted areas.

3.6 - Connections

All properties within Highmoor must have a connection by door to a road or path. Upon establishing your entrance, please inform LightWarriorK and he will make the connection. LightWarriorK shall provide the materials for the connection

3.7 - Signage

All properties within Highmoor must be signed to show who the owner is. In cases where the sign would be on the outside edge of the Subzone property and cannot be placed, please inform LightWarriorK.

Section 4 - Disclaimer

In all things, LightWarriorK reserves final judgement. The effective running of Highmoor falls to his wisdom and vision, and all properties must follow that lead. In the event that a situation arises not covered in these covenants, LightWarriorK holds sole discression, up to and including full refunds and no refund evictions. You are in his playground, so act accordingly.
